Need help with house building

Greetings.

We are thinking of buidling first floor on a hose that was built in 2000 in Bengaluru. I want to know how much time it takes to build the first floor, the specification of which is just a replica of the ground floor. I also need to know reputed builders who can take up this project.

I request our members to share their inputs and thank you for your help.

Dear Sri Haridasa Siva,

As you know,building a house is like performing a marriage. It needs meticulous planning and guidance. I believe, though it is little expensive, it is better to get the house planned and executed under the guidance of an architect. The architect will take care of selection of a builder, materials,inspection at various stages and execution. Also checking of measurements and Billing will be done by the Architect.We built our first floor in 2003 under the guidance of an Architect, and it took nine months to complete from the day it was started.

Though the procedures were simplified, Corporation will take a couple of months to grant the License for building. During that time you can complete the selection of materials like cement, bricks, Windows, Flooring, Toilet and Bathroom fittings, colour of painting, electrical fittings etc.

Generally under a competent builder, brick and concrete work can be completed fast. But the finishing work will take its own time. This can be discussed in the weekly meetings with Architect and builder.

It is more than ten years,since we built the first floor in our house, I may not be in a position to help you in selection of Architect or a builder.
