Coimbotore -Where to stay ?

I am thinking of trying to locate a place in coimbotore where there are a sizeable persons from brahmin community.

Preferably in heart of the city .

How to go about it?

Is it worth opting for a brahmin builder? I do not really fancy brahmins in the role of a builder. nor do I know any.

I am not a conventional brahmin as I am not ritualistic . Brahmin only by birth and not thru any act.

Vegetarian- I could not help being one due to my upbringing.

With liberal values I do not know if I can fit into housing societies with conventional brahmins.

Then one might wonder why do I ask to live near brahmin homes.

Basically brahmins are peace loving and less prone to violent ways.

They avoid confrontations with neighbours.

I would like a place in heart of the city near airport and railway station along with good electricity and water and safety.

A few malls nearby would be a plus.

Someone who know coimbotore can give me benifit of their gyaan.

or fully completed flats or houses?

Most reputed builders do not build using their own money.

They use money collected from prospective buyers . This money is borrowed by them at 8 or 9%. For builders

all buyers are source of interest free money .

RERA and such acts are rarely invoked by buyers.

For politicians builders are a source for money for elections and many enjoy their protection.

If you are stuck with a builder with connections who delays a project it is just bad luck

If one has to buy a flat or house sensible to buy a completed one with ready possession.
 
With all these hassles is it worth buying real estate?

We have very few avenues for parking our money.

Most resort to either gold as jewellery or real estate.

Salaried Middle class buy flats of various sizes and spend a lifetime paying of loans they have taken to finance

their purchase.They have been sold the concept that owning a flat is the only objective in life.

Akshaya tritiya prompts every woman to buy some gold ornament. Some buy gold coins

In fact lot of gold gets smuggled into india from gulf or singapore'

Our women must have the highest ownership of gold in the world.

Not that many go for diamonds or platinum.

Money parked in gold is dead money and becomes unproductive.

In any case, it is stored in ban lockers as it is unsafe to wear gold jewellery in north india atleast.

Frankly I think better to invest in equities in demat form as holdings are reduced to numbers in an account

with easy method of encashment.

Alternately spending money on exotic vacations may not be a bad idea after all.

Saving money was the first sin. Sections 80c of IT act has pushed the whole middle class into saving mode

We need to do away with such acts which dictate what people should do with their hard earned money
 
Krish Ji, As I said earlier, you are the guru/expert in equities. I totally agree, the returns from equities with smart investments and monitoring, are unmatched !!

Having said this, I am not going to recommend this to the larger "Makkal" !! Given the current disaster of demo and GST, the Indian economy is in a turmoil and with the debt contagion, we can potentially go into further recession in the next 2 yrs. Not only my assessments, some other economists have said this.

Most safest investments from time immemorial - (remember, most kids do not have jobs today..LOL..so much for the Rama Rajyam from this govt)

1. Rental Assets - Intead of having massive houses to live in, buy land and build multiple 1bhk, 2bhk and rent them out. Yes, it is a major hassle, the renters will make your life miserable asking you to fix toilets.. LOL. But safest income, even if rents go down, it is always assured. And if you have multiple floors and flats built, even if one renter goes kaput, the others will give you money.

Even if the market collapses and currency loses value, the rental will keep coming at market price. You can buy your food and manage medical expenses.

Remember, you always heard or had to contend with the rich landlord in your younger days - I am referring to the 50s, 60s 70s, to 90s, That's the safest job always,

Ps. Land will always hold its value even if the building depreciates. TBs can pool together and build this if they cannot afford individually.

2. Gold - Krish Ji, agree, gold will not give any dividends or periodic returns, but it will hold value against currency depreciation. So I would recommend holding good bonds and physical gold as a hedge against currency disasters.

3. Bank FDs - you can continue to make good interest income based on bank Fds, but remember, the banks can collapse with the massive NPAs. So diversify and put it into multiple banks, both psu and MNC private banks,

4. Equities - If you get excellent income from the points 1,2,3 then, go for equities and invest in blue chip stocks ( will leave it to Krish Ji on this)

With real estate being down, high energy TBs can make smart investments on point 1 to secure their and the kids futures !!

I would not recommend multiple flats, as these depreciates in value after certain age. You cannot easily sell and exit unless you are in prime location !!

coimbatore is very famous for retirement community.....near vadavalli .....airport is near peelamedu...

if u prefer little outer...it would be cheaper... i know coimbatore very well....becoz my grand parents

are from coimbatore....even my father worked in coimbatore...
 
I am of the opinion that it is far cheaper to rent than own a property.
Of course, owning a property gives you psychological satisfaction, and that can not be traded.
But financially it makes sense to rent a property.

When real estate prices were keeping up with inflation (or doing better) it was a great investment and made sense.

But the way the market is behaving at least in Major cities (at least in the USA), it is not worth owning a home. You do not have to worry about maintenance, property taxes, and neighbors.

Put your property price in any good investment and you can get a return of more than INR 500,000/month.

To buy a similar property would be about INR 50,00,000.
Your interest payment alone will be more than INR 500,000/month

More sensible to rent and use the spare capital in some other area.

As a brahmin I do not trust my business sense.

Business and investment is my hobby in retirement. Maybe I am not as Brahmin as you. I grew up in North India. I live in the USA and a lot of my friends are from the Gujarati business community. LOL

In the heart of the city only ram Nagar is having more Brahmins compared to other areas where the community population is almost null and nearer to ukkadam there is a builder developing property by provident green park which one can prefer merely for climate and location and mostly flats in Coimbatore should be opted for own use not as investment which at not yield good return.

In areas like perur and beyond there are some number of Brahmins otherwise Coimbatore is preferable for climate

In outskirt sulur is equally developing and it is a calm place with good climate.
