what i have found, from relatives who live abroad, and who have dwellings to rent, the best bet, is to find companies (preferably foreign companies) and lease them long term.

there is the assurance that rent will be paid on time, there will be no issue with vacating the premises on the expiry of the rent, and
above all, as a rule, foreigners are more considerate in maintaing the expensive fittings and do not permit or encourage their wild
kids to destroy the lighting or drop heavy stuff and crack the floor.

having said the above, there are always exceptions.

ps.. i dont understand, why folks in chennai want a huge advance, usually 6 months rent or so. how can ordinary folks afford to come
upfront with so much money? what is the purpose of this advance?
