Thread: Wanted - 3 BHK Apartment

Hi,

I am looking to buy a 3BHK Apartment in and around Chennai. Please note i am not looking to buy very far from the city.

Budget is around 45 Lakhs.

Prefer a new construction but second hand is also ok provided it is well maintained and good.

I am also on the look out for a similar property.

My research shows that 45L is not a big enough budget to get a decent size flat anywhere in the city. In Adyar, Besant Nagar, RA Puram, Abhiramapuram the minimum for a new construction is anywhere between 10000-12000rs sqft and resale at least 8,000. I was able to locate properties from 5,500-7500 on OMR along sholinganalloor, and on ECR close to the sea about 7500 near akkarai, Injambakkam before the toll booth. I think ECR may be a good location but most of them are not CMDA approved!!

Inside the city 45 Lakhs is peanuts. Not even enough for a single room. A starting price for a decent 1000 sqft apartment is around 1 crore.

I have also quite a few new constructions in OMR/Mogapper/Ambattur/Villivakkam that are between 40 to 60 L. These are 1100 to 1400 sqft. But they are just starting constructions so its a wait of 2 yrs min.

just my two bit worth.

ofcourse my experiences has been only in canada. i have had experience in buying new as well as old houses over time.

i have found an old house a more satisfying deal. it is quick, you can check out the neighbours, neighbourhood and get it thoroughly inspected for any flaws.

in addition to waiting for a new apartment, there is always the issue of quality, of the neighbours, and neighbourhoods.

Even madipakkam is quite expensive these days... the ones we saw are small

We are looking at both old and new. The funny thing is the old houses also command the same rate as new ones
